Are you a roofing company?

No. Keystone Roofing Co. is a free matching service. We do not hold a roofing licence, we do not employ crews, and we never come to your house. We pass your request to independent local contractors who do the work and who you hire directly.

Do I need a permit?

Almost certainly, for a full replacement. The contractor should pull it, and the fee should be a visible line on the quote rather than a surprise.

Do I have to hire anyone?

No. Take the quotes, sit on them, use them to argue with your insurer, or throw them away. There is nothing to cancel and nothing owed.

What if the decking is rotten underneath?

Expect a few sheets on most older roofs. Get the per-sheet rate in the contract. Open-ended decking charges are where a fixed price stops being fixed.

Why three quotes and not one?

Because one price tells you nothing. Three tells you where the middle is, and the outliers are informative in both directions — the very cheapest is usually leaving something out, and the most expensive should be able to say what you are getting for it.

How long should a roof last here?

I have solar panels. What happens to them?

Is moss on the roof a problem?

Yes, eventually. Moss holds water against the shingle and lifts the edges as it thickens. Zinc or copper strip at the ridge suppresses it. Pressure washing an asphalt roof strips the granules and does more harm than the moss did.

Are gutters included in a re-roof?

Usually not, unless the quote says so. If they are near the end of their life, replacing them during the re-roof is meaningfully cheaper than doing it later, because the crew and the staging are already there.

How quickly will someone call?

Usually within the hour during working hours. If you marked the job as an emergency it goes to the front of the queue and is normally picked up faster than that.

What warranty should I expect?
